For remote workers

Working remotely from South Carolina

Housing about 20% below the national average, a 5.21% top income tax — and one thing you must verify address by address.

The short answer: the case is housing. South Carolina's cost of living index is 91.9 with housing at 79.8 — and small-town county medians run far below that (Chesterfield County's median home value is $116,200). Income tax tops out at 5.21%. The thing to verify before you commit: broadband is address-specific, and we won't pretend otherwise.

The cost case

Cost of living (US = 100)91.9 overall · 79.8 housing
Median home sale priceSC $342,900 · US $408,800
Median gross rentSC $1,272 · US $1,487
Small-town mediansChesterfield County $116,200 · Darlington County $158,200 · Colleton County $162,500
Median property tax paid$1,337 vs $3,211 nationally

If you're earning a metro salary remotely, that spread is the whole argument. A Darlington County median home at $158,200 is less than half the national median of $332,700.

Broadband — the honest part

South Carolina has been allocated $551.5 million under the federal BEAD program, following a completed $400 million ARPA effort that connected 112,380+ locations. That's serious money aimed at exactly the rural gap.

But availability is address-specific, not town-specific. Before you commit to any property, check the FCC broadband map for that exact address — and ask your ambassador what their own service actually is, in practice, on a work call. We could not find citable town-level broadband data, and we'd rather say so than guess.

Getting out of town

Cheraw85 miles to Columbia · 75 miles to Charlotte · ~40 min to I-95
Hartsville~30 min to Florence (I-95/I-20, Amtrak) · under 2 hrs to Charlotte
Walterboro50 miles to Charleston International (116 daily flights) · two I-95 exits downtown

For a remote worker, the airport question usually matters more than the commute question. Walterboro's proximity to Charleston International is the strongest of the three.

The 4% rule — the thing new arrivals miss

South Carolina assesses an owner-occupied legal residence at 4% of fair market value; second homes and rentals are assessed at 6%. Homes at the 4% ratio are also exempt from 100% of school operating millage under Act 388 — usually the single biggest line on the bill. Spartanburg County's own worked example on a $100,000 property: $609.60 a year at 4% versus $2,132.40 at 6%.

It is not automatic. You must file a legal residence application with your county assessor before the first penalty date for the tax year you're claiming. One property at a time, and no household member may claim it elsewhere.

Budget for the vehicle tax. South Carolina charges an annual county property tax on vehicles (6% ratio × local millage), payable before the DMV will renew your registration. Buying a car carries a 5% Infrastructure Maintenance Fee capped at $500, and bringing an already-registered vehicle into the state costs a flat $250. Northeast movers are routinely blindsided by this one.

Where this leads

Three towns are actively recruiting new neighbors.

Project Hometown SC works in three South Carolina communities. Each runs its own program, with its own resident ambassadors and its own application — those community sites are where you apply.

Common questions

Is internet good enough in rural South Carolina for remote work?

It varies by address, and we won't generalise. South Carolina has $551.5 million in federal BEAD broadband funding after a completed $400M state program that connected 112,380+ locations — but you should check the FCC broadband map for the specific property and ask a local what their real-world service is like.

How much cheaper is housing in small-town South Carolina?

Substantially. Against a US median home value of $332,700: Chesterfield County (Cheraw) is $116,200, Darlington County (Hartsville) $158,200, and Colleton County (Walterboro) $162,500 — per Census ACS 2024 5-year estimates.

What will I pay in South Carolina income tax?

As of tax year 2026: 1.99% on taxable income under $30,000 and 5.21% above that, minus $966 — with a new deduction of $15,000 single / $22,500 head of household / $30,000 married filing jointly.

Which of the three towns is best for a remote worker?

It depends what you want. Walterboro has the best airport access (Charleston International, 50 miles, 116 daily flights) and an hour to both Charleston and Savannah. Hartsville has the most in-town amenity — a university, a Fortune 500 headquarters and a near-full downtown. Cheraw is the most affordable and the most historic. Ask each town's ambassador directly.
